We Asked AI Austin’s Top Mortgage Questions

People used to Google their mortgage questions. Now they ask AI. I know this because buyers show up to our first call with ChatGPT’s answers already in hand — sometimes right, sometimes half-right, and occasionally about to cost them real money.

So I did the obvious thing: I asked AI the mortgage questions Austinites ask it most, and I graded the answers. Twenty-five years of helping Austin buyers makes me the annoying guy at the science fair, but somebody has to check the robot’s homework.

Spoiler: AI is a solid B student. The problem is that mortgages are a subject where the B-student answers are the expensive ones — because everything it misses is Texas-specific, Austin-specific, or specific to you.

1. “How much do I need for a down payment?”

What AI says: You don’t need 20% — conventional loans start around 3% down, FHA at 3.5%, and VA/USDA can be zero down. Putting less than 20% down means paying mortgage insurance.

Grade: B+. All true. Here’s what it left out: Texas has down payment assistance programs (TSAHC and TDHCA) that many Austin buyers have never heard of, mortgage insurance drops off conventional loans once you build enough equity — it’s not a life sentence — and in today’s Austin market, seller credits can cover a chunk of your upfront costs so your savings stretch further. AI answers the national question. Your down payment is a local, personal answer.

2. “What credit score do I need to buy a house?”

What AI says: Roughly 620 for conventional, 580 for FHA, and higher scores get better rates.

Grade: C. Those are the textbook floors, and this is the answer where the robot would cost you the most. What AI doesn’t know: individual lenders layer their own stricter requirements on top (called overlays), which means one lender’s “no” is routinely another lender’s “yes” — that’s exactly why I shop 40+ lenders instead of one. And here’s the part AI really missed: among those 40+ lenders, I have options that can work with credit scores down to 500 on the right file — with compensating factors, and not every scenario qualifies, but a rough-credit chapter does not automatically mean “come back in two years.” AI also doesn’t know about rapid rescoring, where fixing one reporting error or paying down one specific card can move your score in weeks, not years. I’ve watched a 640 become a 680 before closing. The robot’s “620 minimum” answer would have sent both of those buyers home to keep paying rent.

3. “Is now a good time to buy in Austin?”

What AI says: It hedges. Market conditions vary; consider your personal situation; consult a professional. (AI answers this question the way a politician answers everything.)

Grade: C+. The hedge isn’t wrong, it’s just useless. Here’s what’s actually true in mid-2026: Austin is close to a balanced market with more sellers than active buyers in many segments, which means negotiating leverage — price cuts, seller credits, repairs — that buyers haven’t had in years. Nobody can promise where prices or rates go next (anyone who does is selling something). But “is it a good time” is the wrong question. The right one is: does the monthly number work for YOUR life? That’s a 10-minute math conversation, not a crystal ball.

4. “How much are closing costs in Texas?”

What AI says: Typically 2–5% of the purchase price, covering lender fees, title insurance, appraisal, and prepaid taxes and insurance.

Grade: A-. Honestly, decent. Three Texas footnotes it skips: title insurance rates here are set by the state, so nobody’s shopping you a deal on that line; a big driver of your “prepaids” is our property taxes (more below); and much of this bill is negotiable onto the seller’s side in this market. 5. “Why is my payment estimate so different from the online calculator?”

What AI says: Online calculators often exclude taxes and insurance; add them for accuracy.

Grade: B-. Right diagnosis, wrong severity. In most states that’s a rounding error. In Texas — where combined property tax rates in the Austin area generally run about 1.8–2.5% of assessed value — taxes and insurance can be a third or more of your real monthly payment. A calculator that ignores them isn’t estimating, it’s flattering. And AI almost never mentions the two Texas moves that actually manage that bill: filing your homestead exemption (free, takes minutes, saves real money every year) and protesting your assessment when it jumps. New-build buyers: your second-year escrow surprise is a rite of passage here. Ask me how I know.

6. “Should I get pre-approved before I start looking?”

What AI says: Yes — it shows sellers you’re serious and tells you your budget.

Grade: A. Credit where due: the robot nails this one. I’ll add the Austin reality: listing agents here often won’t take an offer seriously without a pre-approval letter attached, and with me it takes 24–48 hours, not weeks. The step-by-step is here: How to Get Pre-Approved in Texas.

7. “Should I use a bank or a mortgage broker?”

What AI says: Banks offer one set of products; brokers shop multiple lenders on your behalf. Compare both.

Grade: B+. Fair and balanced, robot. Am I biased on this one? Wildly. Disclosed. But the logic stands on its own: a bank can only ever offer you its own shelf, while I price your exact scenario across 40+ lenders and get paid the same either way — so my incentive is your best deal, not a quota. When one lender says no, I don’t send you home. I send your file somewhere smarter.

8. “Can AI just get me a mortgage?”

What AI says: AI can help you research, compare options, and prepare documents, but a licensed professional must originate the loan.

Grade: A for honesty. Even the robot knows. AI is genuinely great at explaining terms at 11 PM and building document checklists — use it for that, I mean it. What it can’t do: negotiate a seller credit, structure that credit against a rate buydown to see which saves you more, catch the credit-report error that’s costing you a tier, know which of 40 lenders wants your exact file this month, or answer its phone when your realtor needs a letter on a Saturday night. The robot writes essays. I close loans.

The takeaway

Ask AI everything — seriously, it’s a great study partner, and an informed buyer is my favorite kind of client. Then bring its homework to a human who knows Austin, knows Texas taxes, and knows which lender wants your file. The combination is unbeatable. The robot alone is a B student with your biggest purchase on the line.
