How Mortgage Brokers Shop Rates for Austin Homebuyers

“I’ll shop your rate” is a promise every broker makes and almost nobody explains. Austin buyers hear it, nod, and move on to the next question. So here’s the actual mechanics — what happens between the moment you send me your file and the moment I hand you a number.

Your file goes out once, priced by many

I take one loan file — your income, credit, down payment, the property — and run it against my roster of 40+ wholesale lenders. Each one prices independently: their own rate sheet, their own margin, their own appetite for that particular loan type that week. I’m not calling around asking for favors. I’m looking at live, competing prices for the same exact loan, side by side.

That’s the entire structural advantage of working with a broker instead of a bank. A bank loan officer has one rate sheet — their employer’s. I have dozens, and they’re competing for your business without knowing what the others quoted.

What actually moves between lenders on the same file

People assume rates are basically the same everywhere and the differences are noise. They’re not, and here’s a real recent example: on one refinance file last month, three lenders landed within an eighth of a point of each other — unremarkable. The fourth came in three-eighths better. Same borrower, same day, same loan amount. That gap exists because lenders price risk and volume differently depending on their own book of business that week, not because of anything about the client.
